Greetings!
Summer came in with a bang this year
when over 200,000 people arrived for the 4th of July weekend
at Tahoe. The weather was picture perfect and continues to
be warm and wonderful. This is a busy month with the
Edgewood Golf Tournament taking place this weekend and Hot
August Nights and the South Tahoe Classic Boat Show later
this month.
And while you are here we would be happy to show you some
of the great deals that are out there now in the Tahoe real
estate market. Interest rates are low, the inventory is
high and this could be your best chance to acquire your
future retirement home, vacation home or second home.
The 2010 January to June Sales Statistics are now out for
the Tahoe area. The stats are outlined below. It appears
that prices indeed seem to have bottomed out.

Have you dreamed
of riding over the pristine blue waters of Lake Tahoe on a
classic triple cockpit wooden boat? Every summer the Tahoe
Meritime Museum makes that dream come true for new and
renewing members at the $100 level. On Sunday mornings and
Thursday evenings, Don is one of the licensed captains who
donate their time to give the rides. The Tahoe Maritime
Museum is located on Tahoe's West Shore in the community of
Homewood and is open daily (except Wednesdays) from Memorial
Day to October 1st. General Admission is just $5. Members
and children are FREE! Whether you just visit the museum or
go out for the real boat ride - this is a Tahoe experience

This
Thursday, July 15th there will be two meetings to introduce
the new "Tahoe Prosperity Plan" to help plan for the future
economic health of the Tahoe Basin. While Tahoe is held up
as a model for environmental planning - the economic health
of the community has not always been a priority with local
government entities. The new
Tahoe Prosperity Plan is being
developed to assist TRPA (Tahoe Regional Planning Agency) in
future planning for the Tahoe Basin. The
planners are working on three areas of potential future
economic development for the Tahoe Basin including tourism,
green building and environmental redevelopment. The plan
should be complete by late August or early September and
will help to guide TRPA, two state governments, five
counties, the city of South Lake Tahoe and numerous
unincorporated residential communities that make up the
Tahoe Basin. The public is invited to attend either the
morning meeting at 9am at the Embassy Suites in South Lake
Tahoe or the afternoon session at 2pm at the North Tahoe
Events Center at Kings Beach on the North Shore to preview
and comment on the plan.
In our opinion
Tahoe has many challenges ahead. 50 years ago, tourists
flocked to the Nevada Casino's from all over Northern
California. With the legalization of casinos on Native
American lands throughout California, people can now place
their bets and enjoy big name entertainment in or near
their home towns. 50 years ago, tourists filled a
multitude of small motels that built up all along Tahoe's
highways. Today's overnight visitor prefers to stay at a
timeshare, luxury condo or vacation rental home... which
leaves the aging little motels vacant or filled with long
term tenants. South Lake Tahoe's redevelopment plan got
off to a great start with the development of the Heavenly
Gondola, the Marriott, movie theatres and major shopping
areas. Unfortunately the plan got bogged down when in
Phase II when numerous old shops and motels near stateline
were eliminated to make way for a new Convention Center,
shopping center, skating rink and condos. Unfortunately,
that grand plan was caught in the economic downturn when
not enough condos were sold and the developer was unable
to obtain continued financing after excavating and pouring
a portion of the foundations. Now the city is left with a
major eyesore right at the base of the Heavenly Gondola...
and across the street from the Embassy Suites.
Hopefully, the planners at the Thursday morning meeting
will address this issue and other challenges throughout
the Tahoe Basin. The North Shore has its own controversy
regarding the future of the area near the old Tahoe
Biltmore by Cal Neva. Should a major timeshare project be
developed there when there is only a two lane highway to
serve that section of the lake?
For all of its
challenges, Lake Tahoe is one of the most beautiful
communities in the world to live and work and/or visit and
play. 50 years from now Tahoe's growing pains will most
likely be forgotten - but we believe that people from all
over the world will continue to come and enjoy the
striking visual beauty of Lake Tahoe and the surrounding
mountains, meadows and forests. How many communities can
count on that?
